Checking what you are being asked to pay

Keeping track across a job

Sub Payment & Waiver Tracker Log what each subcontractor has been paid and which waivers came back. Shows the gap — money paid with nothing waived against it, which is where a lien gets filed. Why these are free

Filling in a payment application is the easy half. The hard half is everything around it — collecting every sub's application, matching lien waivers to the amounts actually paid, proving the percentages against what is on site, and catching the certificate of insurance that lapsed on the day the draw closes. That is what BuildProof does, and it is the part worth paying for.

These tools do the easy half properly, for nothing. If you are doing it once a month for one contract, they may be all you need.

The industry-standard documents for this are AIA Document G702®/G703®, which are copyrighted and licensed by The American Institute of Architects. Nothing here reproduces them; these are original documents that produce the same figures in the same order. If your contract names the AIA form specifically, license it from AIA — a substitute will not satisfy a contract that names the form.
